New Compulsory Regulations for Smoke and Carbon Monoxide Alarms

Under new regulations that came into force on the first of October 2022, all rented properties in England must provide a working Carbon Monoxide alarm in rooms used as living accommodation where there is any fixed combustion appliance including gas heaters and gas boilers. The new rules do not extend to gas cookers.

In addition, a working Smoke alarm must be present on all floor levels used as living accomodation.

Private and social landlords are now expected to repair, or replace these alarms once informed that they are faulty, at any point during the tenancy.

Carbon Monoxide Alarms are now mandatory upon installation of any heating appliance, excluding gas cookers, in all tenures through building regulations, and smoke alarms will be mandatory in all social rented homes.

All private landlords and registered providers of social housing who are not compliant with these regulations at present should immediately begin installation and repair of these alarms as they risk heavy fines for non-compliance.

Any incident of non-compliance is communicated to the Agent and/or Landlord so that immediate remedial action can be taken to prevent a fine.
